Why Fix Uneven Concrete in Columbia?

In many well-established neighborhoods throughout Columbia and Jefferson City, uneven or sinking concrete is a growing concern. What might start as a cosmetic flaw can quickly become a liability and trip hazard. In fact, falls—many caused by uneven walking surfaces—are the #1 reason for ER visits in the U.S. annually.

Cracked or sunken concrete can:

  • Put residents and visitors at risk

  • Lead to homeowners insurance violations

  • Decrease property value

  • Interfere with garage and patio usability

Whether it’s a cracked sidewalk or sunken steps, addressing these issues early helps protect your investment, your safety, and your home’s long-term value.

What Causes Concrete to Settle?

Concrete issues often originate below the surface. These are the most common contributors to slab sinking:

1. Poor Soil Conditions

Clay-heavy soils in Missouri expand when saturated and contract in dry weather, leading to instability and slab movement.

2. Poor Compaction

If backfilled soil wasn’t properly compacted during construction, it compresses over time and causes settling.

3. Tree Roots

Nearby trees and shrubs can draw gallons of water from the soil daily, causing surrounding concrete to sink as the soil contracts.

4. Poor Drainage

Improper drainage setups or misdirected downspouts can create pockets of saturated soil, weakening slab support.

The Polyjacking Process: Clean, Fast & Long-Lasting

We use polyjacking—the most innovative and durable method available today. Here's how it works:

Step 1:

We drill small, 5/8" holes at key points around the sunken slab.

Step 2:

We inject high-density polyurethane foam through those holes, which expands under the slab to fill voids and lift the concrete back into position.

Step 3:

We seal the holes and clean up, allowing the area to be used immediately—no waiting days for concrete to cure.

Unlike mudjacking, polyjacking uses lightweight foam that won’t reintroduce settling issues. It’s also cleaner, faster, and leaves a nearly invisible finish.

Mudjacking vs. Polyjacking in Columbia

Mudjacking

An older method using a heavy slurry of mud and cement. It’s cost-effective short term but uses similar material to the failing soil—meaning the problem can return.

Polyjacking

A more modern and precise method using polyurethane foam. Lightweight, long-lasting, and fast-curing—ideal for residential and commercial concrete repairs across Mid-Missouri.

Missouri weather is tough on concrete. Kansas City and Mid-Missouri both experience extreme seasonal swings: hot, humid summers, hard freezes, heavy rains followed by droughts, and everything in between. Unprotected garage floors often develop cracks, stains, and surface deterioration as a result. If you’ve noticed your garage floor cracked or sinking, that’s a sign that unprotected concrete is already losing the battle against Missouri’s climate. Professional garage floor coatings create a protective barrier that shields your concrete from: Moisture intrusion and freeze/thaw cracking Salt and chemical damage Oil, fuel, and automotive fluid stains Abrasion and surface wear UV exposure and premature deterioration Protecting your concrete now helps prevent costly repairs or even a full replacement down the road.

Concrete surfaces take a beating over time. Between weather exposure, foot traffic, moisture, UV rays, and daily wear, even high-quality concrete can begin to crack, fade, stain, and lose its visual appeal. Environments in the Midwest are susceptible to the freeze/thaw cycle and the drought/flood cycles that exist. Fortunately, when your outdoor concrete begins to show its’ wear and tear, full concrete replacement is not the only option. Concrete overlays provide a durable, cost-effective solution that restores and transforms existing concrete surfaces without the expense and disruption of demolition. At PolyMagic, the trusted Johnson County professional for concrete resurfacing and coatings, property owners are discovering how decorative concrete overlays can dramatically improve pool decks, patios, outdoor entertainment areas, and commercial spaces while extending the life of existing concrete.
